Why Berlin?

One of the crucial factors for the success of your real estate investment is the sale profit at the end of your investment period. Berlin has a lot to offer as an investment location. Strong population growth of 40,000 people annually with a high proportion moving to the inner areas and new developments of just 6,641 apartments (2013) ensure that prices and rents will continue to rise in Berlin – even though many households have long since been paying over 35% of their income on housing. In view of these conditions, the apartment market in the inner districts is something like a pressure pot from which excess pressure escapes into previously less sought-after areas. That also impacts the buyer's market: parties in search of an inexpensive and attractive apartment to buy near the city center will most likely find a good solution in Tempelhof, Neukölln, Treptow, Lichtenberg, or Weissensee. The markets in Mitte, Prenzlauer Berg, and Kreuzberg, by contrast, are all but devoid of opportunities.

In light of the great demand and high location pressure, potential buyers must be prepared for a lengthy search, particularly if they only wish to buy one apartment. As an innovative apartment provider, we accommodate our clients by offering individual apartments in packages. For clients, that has a variety of benefits: you get a diverse portfolio with rental returns of 4.5%, secured if necessary with a rent subsidy for five years. The client only has to conclude one purchase contract and one financing deal and in the end has a lower cluster risk than with, say, the purchase of an apartment building. Moreover, a multi-property strategy increases the chance that at least one property will yield above-average returns, for example due to a tenant change or move. If a tenant moves out, the apartment can be sold to an owner-occupant at a significant profit. In Berlin the spread between rented and non-rented owned property is generally between 10 and 25%. This option of partially liquidating the investment is an important advantage of apartment packages over apartment buildings, which can only ever be sold in their entirety.
